Has anyone bought a new roof recently? What was your cost per square foot? I’m curious how much inflation has effected the price.

It's gonna be super expensive without insurance. With insurance just pay the deductable usually 1-2%. Just wait for a hurrican I will hook you up with a contractor.

Another option is to buy the roof shingles package from home depot - they have 15/30 years. And pay for contractor/labor separate. If you are not using insurance.

I got mine done a year ago by a private contractor. He brought his son th help. Well I thought the kid was stoned. Like he was tripping everywhere on the roof.. So day 2 I helped him instead. Then the guy is standing with a bolt in his hand...like I am trying to figure out where the bolt came from. The bolt is only 1 of 2 that secured the tv tower to the roof....geesh. I made sure he was not going to remove the second bolt... I secured it later that day. I have not used that tower in over 30 years. He ordered way too much material. So I had to pay restocking fees for the excess.. Still he did an awesome job at a great price. Roof has lots of valleys and no one else wanted to touch it.

Yeah I’ve been waiting for a hurricane for a couple years now with no luck haha
NEVER use Home Depot Shingles!!!! If ever anyone has ANY roofing questions I am here! I have been roofing for 25 years in multiple states and know just about all there is to know about it. I own a company called Cloud 9 Roofing and LOVE to help friends and family above all! Call me friends!

NEVER use Home Depot Shingles!!!! If ever anyone has ANY roofing questions I am here! I have been roofing for 25 years in multiple states and know just about all there is to know about it. I own a company called Cloud 9 Roofing and LOVE to help friends and family above all! Call me friends!
oh well heck... i need the facia replaced around the trim of my roof. is that something you can do?

Get with Ross. He did my claim from the winter storm. Win-Win in my book as he got the numbers up from the initial adjustment. No BS, no games, will work with you to get the best price. Fascia is no big deal, he can hand a whole remodel if needed.....just don't let him stare at your tank too long, you might get him to come down on some prices on trade.

@Ross tha Reefer. Hook this man up. Ross did mine in October did everything through insurance for me and was a simple process even his cash price was significantly less than the others I had quotes from. Plus he lives on our side of town @Cody

What's wrong with the home depot shingles just curious? Aren't the contractors get it from the same place less discounted?

Two family members went through home depot after Hurricane Harvey - shingles total package was under ~$5k and roof company labor was another ~$3k if I'm not mistaken. These are standard two story homes. So far so good - no complaints.

I"m sure prices are way higher now post Covid.

So it comes down to the manufacture process and the materials used. After roofing for over 20 years I’ve had the chance to get hands on experience with the majority of shingle brands out there. They ALL have different areas that they focus on which directly affects the end product.
OC was known for their Sure Nail as it was very wide in comparison to other brands, (this being the area the nails are to go, which is supposed to be the area of double layer). As far as granule retention, delamination, wind ratings etc; OC is a sub par shingle. I provide ANY shingle that a customer may request/require, that said those who listen to me get the best. In my professional opinion that is Certainteed. This is a better all around shingle with a 50 year NON-PRORATED warranty! I bet and build my company on this brand.
That’s not to say that Jonnie on the spot won’t say that OC is king because he may not have access to supply houses that have certain requirements.
I tell everyone that asks, you don’t have to use me but be very careful who you choose. I constantly run behind larger companies along with smaller ones and see where these companies are lacking, not to mention the “roofers” installing! Saving money at the time is NEVER a good idea when it comes to your roofing system, you do get what you pay for! With 10 minutes I almost guarantee I’d find at least 3 things wrong with most roofs…and the funny thing is it’s usually minor details that cause major issues!

That shouldn’t be an issue if your homeowners policy covers replacement value.

That means that you have or had an ACV policy. That’s the fault of either your agent or you. (Not trying to be rude by any means) RCV policy is what you want, it will cost you more in your premiums but when you need them they will pay Replacement Cash Value instead of Actual Cash Value. These are three little words that most do not pay attention to and is extremely costly in the end! Basically, ACV means depreciation and RCV does not.
