That means that you have or had an ACV policy. That’s the fault of either your agent or you. (Not trying to be rude by any means) RCV policy is what you want, it will cost you more in your premiums but when you need them they will pay Replacement Cash Value instead of Actual Cash Value. These are three little words that most do not pay attention to and is extremely costly in the end! Basically, ACV means depreciation and RCV does not.
RCV confirmed today. I’d like a koi pond on my new roof that we are building. Can you start Monday?!! Haha

Okay if you got a roof that is more than 15 years old insurance will not pay 100% of the replacement cost.

So for the heck of it I called Allstate - the agent told me if roof is over 15 years old insurance will cover it’s cost less depreciation- basically you are paying for majority of it plus your deductible.

Review your homeowners policy if you got an old roof…

So for the heck of it I called Allstate - the agent told me if roof is over 15 years old insurance will cover it’s cost less depreciation- basically you are paying for majority of it plus your deductible.

Review your homeowners policy if you got an old roof…
Why would you expect anything different?

Hush up now. I got a new roof on the insurance company's dime. Don't say anything that will have to make me repay that cost!

Not entirely correct! PLEASE y’all, if you have ANY questions about roofing call ME! I have been doing this for 25 years….insurance is my game these days. It depends on a three letter detail….If you are calling you’re insurance company alone THEY WILL LIE TO YOU

Matter of fact, we just got Frank approved for a new roof! Definitely has 15 years on it and is larger than most! Insurance is covering the bill…less the deductible of course

I've found it's almost just as cheap to pay out of pocket. For instance, one of my rent houses needs a new roof. The insurance values the home at $300k (which is a joke) but let's roll with that bc I can't argue it. A moderately priced policy has a 3% deductible. That's $9, 000 for you mathematically challenged peeps. When I complained about the premium to my agent, his response was to raise the deductible to 5% to get the premium down.......lol. Now my deductible would be $15,000!!

I can have a new 30yr roof installed for about $10-$13k paying cash (standard 1850 sqft home). So in order to get the insurance company to comp the cost, the roofer will have to quote in the neighborhood of $16,000 to $18,000 (maybe more) for that roof. Of course he will charge you what the insurance will pay, or a little more perhaps, but the insurance bears the bulk of the cost, which guess what, makes our insurance rates stupid high. It's all a racket in my opinion.

When I renewed my insurance this year on that house, they wanted $2400. That was including windstorm. Without the windstorm, the policy was $700. That means I was paying $1700 for the windstorm part. If I left that off and saved the money, in 15 years, that is $25,000, enough for 2 roofs. Now I won't get into what kind of coverage I lose by dropping the windstorm but this is a rental where content coverage is the responsibility of the renter, not me. And sheetrock is only $12 bucks a sheet if the roof leaks. I'd personally rather pay cash. Just budget $70/mo for a new roof.

And don't even get me started on the pro-rating stuff. That's another scam.
