I've found it's almost just as cheap to pay out of pocket. For instance, one of my rent houses needs a new roof. The insurance values the home at $300k (which is a joke) but let's roll with that bc I can't argue it. A moderately priced policy has a 3% deductible. That's $9, 000 for you mathematically challenged peeps. When I complained about the premium to my agent, his response was to raise the deductible to 5% to get the premium down.......lol. Now my deductible would be $15,000!!

I can have a new 30yr roof installed for about $10-$13k paying cash (standard 1850 sqft home). So in order to get the insurance company to comp the cost, the roofer will have to quote in the neighborhood of $16,000 to $18,000 (maybe more) for that roof. Of course he will charge you what the insurance will pay, or a little more perhaps, but the insurance bears the bulk of the cost, which guess what, makes our insurance rates stupid high. It's all a racket in my opinion.

When I renewed my insurance this year on that house, they wanted $2400. That was including windstorm. Without the windstorm, the policy was $700. That means I was paying $1700 for the windstorm part. If I left that off and saved the money, in 15 years, that is $25,000, enough for 2 roofs. Now I won't get into what kind of coverage I lose by dropping the windstorm but this is a rental where content coverage is the responsibility of the renter, not me. And sheetrock is only $12 bucks a sheet if the roof leaks. I'd personally rather pay cash. Just budget $70/mo for a new roof.

And don't even get me started on the pro-rating stuff. That's another scam.

Can you do a satellite quote if I give you the address? I'm not ready to part with the cash yet and the roof is still decent, albeit it was installed in 08 and is only a 15 yr 3 tab. But I'd be interested in knowing what you would charge and what it's gonna cost me when I'm ready. I always prefer to do business with someone I trust. I don't want to drag you to Pearland for a quote that might not happen until next year though.

I’m spitting distance from the British international school of Houston. I’ll call tomorrow after I get a chance to check for other damage. Hail was smacking windows and siding as well.
Yessir! I’ll be down in Katy tomorrow for a bunch of inspections and can slide you in somewhere! I can take the needed pics etc on site 👌🏼

That's the issue I'm having Team Turtle. I'm in the process of getting a roof now after pulling teeth and nails with my insurance. They will only cover a % based on roof age. The thing with the depreciation thing was that the snuck that in and sent a mail when my roof hit 15 years old a few years ago. I didn't get a call, a anything with a big flag saying, "hey, your plan changed to xxx and we only paying for xxx amount." I didn't understand the thing until 2 guys explained it to me. I mean how many roofs do people expect to replace in a lifetime to actually be knowledgeable and ready for these things? 4-6? In a lifetime if that??

But yes, it's partially homeowners fault but they send a packet and expect you to read and understand everything. I like most people just think, "I didn't change anything in our policy so there is nothing new to review." And toss that mail in the rubbish bin.

You need to change companies then…plenty out there that will insure with that age. Then file on the next hail date.

I agree with changing insurance company. Allstate is chit!!! We already hired an Advisor and won our case already. Once we get our checks and rood repaired, we getting new insurance. SCREW ASSSTATE!
